Patience Pays in Home Buying

Jul 22, 2006 Joel Nash

When purchasing a home, the tendancy is to rush blindly forward. Being patient can help avoid many costly mistakes.

There are many times in our life when we choose to just rush into situations without considering the consequences. Rushing into real estate may be accompanied by some serious problems. Practicing patience and prudence will assist you in finding the right home for the right price.

The initial excitement of viewing that home you feel is perfect often causes buyers to rush into a situation without thoroughly inspecting the marketplace and home for potential problems. Do not be led astray by your initial lust for a particular property.

By following a few simple guidelines you may be able to avert some potential real estate pitfalls:

1. Drive through the neighborhood. Is the home close enough to schools? Are the neighbor's yards well maintained? Is the home on a busy road? Make sure your potential home is situated in a community that will accommodate your everyday activities.

2. Have your representative show you comparable properties in the area. This will give you an idea of what similar properties are selling for in your region.

3. Insist on an inspection of the property by a competent and knowledgeable individual. Find a contractor or home inspector, to assist in the assessment of the potential property. It is their job to identify the physical structure of the home.

4. Read the sales contract carefully and be comfortable with the document you are signing. Lack of understanding can cost you thousands of dollars down the road.

5.Finally trust your gut. If something doesn't feel right it probably isn't. Explore the situation further until you are satisfied.

You should be informed and not rushed into the purchase of your home. In the end you should feel the joy and excitement of home ownership. You should not feel anxiety and fear about the process you have entered into.
